Windsor Falls Architectural Covenants  & Guidelines

Phase I A, B & C

 

The ACG of Windsor Falls are contained in a legal document that is recorded in the Lafayette County Chancellery Building. 

 

The Covenants set exterior alteration standards.  These architectural covenants are a valuable community resource through their protection of the aesthetic environment of our neighborhood and our property values. 

 

The ACG is administered through the Architectural Review Committee (ARC).  Each member has been appointed by the contracts of the developer.  The Home Owners Association has not been appointed at this time and will in no way take over the responsibilities of the ACG until appointed by the  ARC. 

 

All new plans must be pre-approved before the start of a foundation.  Two weeks notice must be given with a set of plans and the Windsor Falls ACG forms must be filled out and approved before breaking ground.  Mutually  understood and agreed upon by all parties that  failure to meet all criteria as provided by Builder/Homeowner could result in legal  action against builder/homeowner for resolution and notification to banking institute.

 

 

The Architectural covenants and guidelines are a benefit to the whole community.

Windsor

 Falls____________________________Design Standards 

 

The Architectural Review Committee (ARC) administers the design standards.  The design standards are written, changed or entirely removed by the ARC with the input being welcomed from the community.  The standards are a more detailed guide for the architectural creation, modifications/additions expanding upon and clarifying the requirements of the original covenants.  When the standards are changed and the community notified, those new guidelines must be followed.  Compliance with the local building codes is the responsibility of the individual homeowner/Contractor.

 

Any architectural issue not covered in these design standards must be submitted in writing, fax or via email  for approval to the following address prior to commencement of improvements:

Timing:  Normal processing time for an ARC request is about 2 weeks.  This amount of time needs to be factored into the timing of your plans for changes.

Wood, Square & brackets.  No round, fiberglass, plastic.

Bricks

Queen Size, flush joints set on Masonry ruler “H”.  No Trowelled, grapevined joints.  All homes 95% brick.  Must have Pre-Approved and cannot sit within 5 homes of same brick choice.

Wood, 3 slat style preferred otherwise Pre-Approve design

Limited to dormer use..Hardi-plank approved, no vinyl or aluminum

Supplied by Builder’s Specialties (662)280-5515 Kim Scott, Front of home all lights on Photocell.

Ceilings Exterior

Bead Board, 1 x 6’s to be stained to match front door

Driveways

Brushed Concrete, NO PEAGRAVEL, must be stamped with Pennsylvania Cobblestone stamp (Williams Equipment sells them) or rent one from WF ARC.  Color of stain Mission Brown then Sealed
